Water damage is a leading cause of property losses. In the tenant’s policy provided by most insurance companies, damage from water coming into the house from outside is not covered (flood insurance is available.) Damage that is caused by water that comes from the backup of a sewer is also not covered unless that coverage has been elected. If the loss comes from seepage or leakage it is also excluded unless it is caused by accidental leakage. Even if damage is covered repairing or replacing the system that caused the leak is not covered.
