		<description><![CDATA[A renters (tenant’s) policy does not cover the residence.  If there is water damage to your personal property (furniture, clothes etc.) the policy will probably provide coverage.  The nature of the loss is important.  If it comes from water entering the house from outside or backing up through the sewers, then it is probably not covered.  If it is the result of a sudden breaking of a water pipe in the wall, then it probably is covered.  The gray area comes with a slow leak and damage it might cause.  The issue then is when was the leak detected.  If it was allowed to continue after discovery for a period of time, a resultant claim might not be honored.  You always have a responsibility to reduce your exposure and that would include notifying someone that something is leaking in the rental unit.
