		<description><![CDATA[Plumbing that fails is not covered under your homeowners insurance policy, only the damage caused by your failed plumbing if the dwelling is damaged. For example a pipe under the sink breaks. The pipe itself is not covered but the water damage is covered. Of course if the house burns down the plumbing is covered.]]></description>

		<description><![CDATA[If plumbing fails suddenly the damage it creates is covered.  The plumbing repair isn’t covered but the damage to the building and personal property will be covered.  Wear and tear on a part of the house is generally not covered.  It is the responsibility of the homeowner to do everything to stop further damage the moment a leak is discovered.  This includes turning off the water, and with a water damage expert, discovering the source of the water.   ]]></description>
