Why Do Landlords Require Renters Insurance?

If you are a tenant in a commercial building and a client of yours gets hurt on your premises then that client may potentially sue you. If you have no insurance the client may sue the building owner just because it's the landlords building even though the tenant may be the party who caused the loss. Same is true for private residences. The landlord does not want to take on a suit because your friend fell down in your home. Now for the record, just because the victim goes after the landlord does not mean you are off the hook as a tenant. If the landlords insurance ends up having to pay a claim you can almost surely bet they are coming after you so my suggestion is carry the insurance.
