This is a great question. Homeowners insurance rates are on the rise in Oklahoma due to all of the claims activity over the past several years. There are many factors to what generates your homeowner's insurance premium. I hope this makes sense to you and answers your question. Is it a rural area with a volunteer fire department or do you live in a city with a full time fire department? In the event of a fire, how long would the response time be for the fire fighters to get to your house?

What's the replacement cost of your home? Not the value of your home.
How old is your house?
What is the construction type of your house? Brick house? Frame?
Do you have a crawl space or a slab?
Do you have carpeted floors, tile, other?
If your home is older than 20 years, when was your roof last replaced?
Has the wiring been updated?
Has the plumbing been updated?
Do you have an alarm system?
Do you have any pets?
Any children? Who is living in the home?
Any fireplaces or wood burning stoves?
What deductible amount are you comfortable with?
What do you do for a living? Do you have a home business?

It would take pages, articles, and even books to answer this question completely. I would first suggest that having a good independent agent would be a start in the right direction. An independent agent represents several companies and after careful planning can suggest the right coverage, policy and company to meet your specific needs for your specific home; permanent, mobile or module.
The main thing is to have proper coverage that meets your needs in case of loss. Many times agents will cut back on some coverage to try to stay with a lower premium and this can be a terrible mistake in many types of losses. In Oklahoma we now have the problem of earthquake insurance that was not even thought of here in this state 40 years ago. A person must carefully go over the coverage of a policy to be sure they have needs covered. If the premium is more than the budget can stand then look at a larger deductible before coverage begins rather than have a low deductible and a large loss that is not covered.
